Tender for new Athena office facilities soon to open

RRF is the main funding source

The Athena Research Center recently received funding from the Recovery and Resilience Fund (RRF), the European Investment Bank, and the Sectoral Development Program of the Ministry of Development. This funding aims to acquire, among other things, new central building facilities to address longstanding housing needs and to accommodate the significant growth Athena has experienced, particularly in recent years.
 
Therefore, a public tender will be published in the near future for the acquisition of an existing or new building, or a building under construction, or alternatively, two existing buildings. In any case, the resulting building infrastructure is expected to have an estimated total gross area of up to 12,300 square meters, including main use areas and ancillary spaces. Although the aforementioned areas may vary, the building facilities offered cannot have a total gross area of less than approximately 8,000 square meters.
 
At the time of submitting the offer, the building may be fully completed, partially completed/under construction, or under reconstruction. In any case, it must be delivered fully completed, ready for immediate use ("turnkey"), and configured according to the needs of the Athena Research Center as described in the building program and technical specifications outlined in the tender.
 
The offered building must be bioclimatic, fully compliant with the energy specifications of the Building Energy Efficiency Regulation, to meet the requirements for an energy class at least 20% better than Class A, and to be evaluated/certified for its environmental performance according to the provisions of national and/or international standards.
 
The total budget for the property acquisition, as well as for any required reconstruction/renovation/configuration/adaptation, amounts to €36.3 million (including VAT), while no more than €20 million can be allocated for the purchase of the property itself (before any reconstruction).
 
The offered property, if it is a building, must be located within a radius of up to 7 km in a straight line from the central offices of the Athena Research Center, at Artemidos 6 & Epidavrou, Marousi Attica, while if it consists of two buildings, they must be located up to 5 km away in a straight line from the aforementioned central offices. Properties located within a larger radius but necessarily within a plot within the zoning plan/boundary of the following areas may also be considered: Amaroussion Municipality, Chalandri Municipality, Kifisia Municipality, Lykovrysi-Pefki Municipality, Municipality of Athens Heraklion Municipality, Nea Philadelphia-Nea Halkidona Municipality Nea Ionia Municipality Philothei-Psychiko Municipality.
 
Furthermore, the offered property must be in a strategic location, at a point of particular prominence, with a façade on a main thoroughfare, with a privileged position in terms of accessibility, close to a stop of a fixed-track public transport (metro, tram, electric railway) or a bus stop, with good road access for private vehicles, and not located in an area protected by special regulations (e.g., archaeological sites or forest areas).
